How this list is made

We start from the state's own records, not from ads or builders' websites.

  1. State data. We download every San Diego County contractor with a B license from the CSLB public data portal.
  2. Matched exactly. A builder is listed only when the license number on their own website, or their phone number, matches a state record.
  3. Checked monthly. We re-download the data every month. A lapsed bond, a suspension or an expired license removes the listing.

Questions homeowners ask

How do I check an ADU contractor's license in San Diego?

Search their name or license number on our license check, then confirm it on the Contractors State License Board's Instant License Check at cslb.ca.gov.

You want an active license with a B (General Building) classification, a contractor's bond on file, and workers' comp coverage or a valid exemption.

What license does an ADU builder need in California?

A new detached ADU is new home construction, which calls for a B (General Building) license from the CSLB. Specialty licenses, like electrical or plumbing, only cover their own trade.

What does "exempt" from workers' comp mean?

A contractor can only be exempt from workers' comp if they have no employees. If an exempt contractor shows up with a crew, ask who employs those workers and how they're covered, so an injury on your property doesn't become your problem.

How big a deposit can a contractor ask for?

For home improvement contracts, California law (Business and Professions Code §7159.5) caps the down payment at $1,000 or 10% of the contract price, whichever is less, and the state contractors board has applied these rules to backyard ADU contracts. Be wary of anyone asking for more up front.
