How big is a 2 bedroom ADU?
Public plan sets in San Diego County show the full range. Escondido fits two bedrooms in 644 sq ft; the County's two-bedroom plans are both 1,200 sq ft, the largest a new ADU can be in the City of San Diego.
| Plan | Size | Bed / bath | Who publishes it |
|---|---|---|---|
| Escondido Plan 2 | 644 sq ft | 2 bed / 1 bath | City of Escondido |
| Escondido Plan 3 | 851 sq ft | 2 bed / 2 bath | City of Escondido |
| La Mesa Plan D | 990 sq ft | 2 bed | City of La Mesa |
| Escondido Plan 4 | 1,000 sq ft | 2 or 3 bed / 2 bath | City of Escondido |
| County Plan B | 1,200 sq ft | 2 bed / 1 bath | County of San Diego |
| County Plan C | 1,200 sq ft | 2 bed / 2 bath | County of San Diego |
Sources: Escondido's PAADU plans, La Mesa's pre-approved plans and the County of San Diego's plan list. Builders go smaller and in between: Snap ADU's two-bedroom catalog lists 36 plans from 614 to 1,200 sq ft. For studios through three bedrooms side by side, see our ADU floor plans overview.
Each bedroom must meet the code minimum: under the 2025 California Residential Code, a habitable room needs 70 sq ft and 7 feet in every direction, and every sleeping room needs an emergency escape window.
One bath or two
The second bathroom is the biggest single choice in a two-bedroom plan, and it's mostly a question of who will live there.
| 2 bed / 1 bath | 2 bed / 2 bath | |
|---|---|---|
| Smallest public plan | 644 sq ft (Escondido Plan 2) | 851 sq ft (Escondido Plan 3) |
| Smallest Snap ADU plan | 614 sq ft (47×13) | 748 sq ft (44×17) |
| Same size, both ways | County Plan B, 1,200 sq ft | County Plan C, 1,200 sq ft |
| Suits | A couple with a child or an office; one household | Two adults who aren't a couple; roommates; a parent and a caregiver |
A second bath doesn't need much more room if the plan is built around it. Snap ADU's 748 sq ft plan puts a bedroom at each end of a 44-by-17-foot box, each with its own bathroom, and the living room and kitchen in the middle. That split layout is why two-bath plans are popular with owners who rent to roommates. The County drew its two 1,200 sq ft two-bedroom plans both ways, so you can see exactly what a second bath costs in floor area at that size.
2 bedroom ADU floor plans by size
750 sq ft ADU plans with 2 bedrooms
750 sq ft is the line for impact fees. A city can't charge impact fees on an ADU of 750 sq ft or less, so many two-bedroom plans are drawn at 748 or 749. Snap ADU's catalog has several at that size, in long, square and L-shaped versions, with one or two baths. In the City of San Diego the line matters less, because the first two ADUs on a lot are exempt from city impact fees regardless of size.
2 bedroom ADU floor plans at 800 sq ft
800 sq ft is the size every California city must allow for a detached ADU, with 4-foot side and rear setbacks, even where local lot coverage or floor area rules would otherwise squeeze it. An 800 sq ft two-bedroom is the safest size if your lot is tight or your city's rules are strict. It leaves about 150 sq ft more than Escondido's 644 sq ft Plan 2 for a larger kitchen, laundry or storage.
2 bedroom ADU floor plans at 1,000 sq ft
At about 1,000 sq ft, two bedrooms come with two baths, a walk-in closet and a real kitchen. Snap ADU's 999 sq ft square plan has a primary suite with a walk-in closet and its own bath, a second bedroom whose bathroom also opens to the hall for guests, and room for an 8-foot kitchen island. Escondido's 1,000 sq ft Plan 4 can be built with two or three bedrooms.
The 850 and 1,000 sq ft rule for two bedrooms
State law treats two-bedroom ADUs a little more generously. A city may set a maximum ADU size, but under Government Code section 66321 that maximum can't be lower than 850 sq ft for a studio or one-bedroom, or 1,000 sq ft for an ADU with more than one bedroom. Many cities allow more, but a few use the floor exactly.
| Where | Max for a 2 bedroom ADU | Note |
|---|---|---|
| State floor | Not less than 1,000 sq ft | 850 sq ft for studio or 1 bedroom |
| Coronado | 1,000 sq ft | 850 sq ft for studio or 1 bedroom |
| Solana Beach | 1,000 sq ft | 850 sq ft for studio or 1 bedroom |
| City of San Diego | 1,200 sq ft | Conversions of existing space have no maximum |
| Unincorporated county | 1,200 sq ft (detached) | County free plans go up to 1,200 |
| Poway | Up to 1,500 sq ft | 50% of the house or 1,500, whichever is less; 1,200 always allowed |

In a city like Coronado, adding the second bedroom is what unlocks the extra 150 sq ft. Our California ADU laws guide covers the rest of the state rules.
Layouts that work for two bedrooms
The best two-bedroom plans keep the bedrooms apart. Snap ADU's 614 sq ft plan, just 13 feet wide, puts the bedrooms at opposite ends with the shared bath and living space in the middle. The same idea runs through most of the layouts below, from Snap ADU's catalog:
| Layout | Example footprints | Fits best |
|---|---|---|
| Long | 47×13 ft (614 sq ft), 44×17 ft (748 sq ft), 39×25 ft (997 sq ft) | Narrow side yards and deep, thin lots |
| L-shape | 31×30 ft (749 sq ft), 45×26 ft (997 sq ft), 48×31 ft (1,199 sq ft) | Wrapping a patio; separating a bedroom wing |
| Square | 28×27 ft (749 sq ft), 32×30 ft (999 sq ft), 36×32 ft (1,186 sq ft) | Deeper yards; efficient to frame and roof |
| Over a garage | 749 sq ft, 2 bed / 2 bath | Keeping the yard; adding parking or storage below |
- Split the bedrooms. Opposite-end bedrooms give each occupant a quiet wall, which matters more for roommates than for a family.
- Back the bathrooms up to each other. In a two-bath plan, sharing a wet wall keeps drain runs short.
- Plan laundry from the start. At 750 sq ft and up there's usually room for a stacked washer and dryer near the baths.
- Use the 16 feet. State law guarantees at least 16 feet of height for a detached ADU. A vaulted great room makes a 750 sq ft two-bedroom feel larger without adding floor area or fees.
Two-story 2 bedroom ADUs
A second floor lets a two-bedroom sit on a much smaller footprint. Snap ADU's two-story 993 sq ft plan sits on a 30-by-20-foot footprint: about 600 sq ft downstairs with the living room, kitchen, laundry and a flexible bedroom or office with a full bath, and a 365 sq ft primary suite upstairs with its own bath and a terrace.
- City of San Diego. The city allows up to two stories for a detached ADU in single-family zones. An ADU over 16 feet loses the zero-setback option and needs a 4-foot interior side and rear setback (or the base zone setback, if less).
- Unincorporated county. The County's ADU handout limits a detached ADU to 25 feet.
- Stairs take space. A code stair takes floor area on both levels, so a two-story plan needs a little more total square footage than a one-story plan with the same rooms.

Sources: Snap ADU plan pages, which note that plans, permits, site work and other lot-dependent work are extra. For all-in prices, Snap ADU's March 2026 San Diego estimates put a detached 750 sq ft ADU at about $350,000 and a 1,000 sq ft one at about $425,000, including design, permit management and about $35,000 of level-lot site work. Its fee table shows City of San Diego fees of $25,138 at 749 sq ft and $26,430 at 999 sq ft. Those are a builder's estimates, not official city figures. Outside the city, a unit over 750 sq ft may also owe impact fees. School fees run $5.38 per sq ft in San Diego Unified, about $4,030 at 749 sq ft and $5,375 at 999.
What a 2 bedroom ADU rents for
The 2026 fair market rent for a two-bedroom in San Diego County is $3,001 a month, HUD's estimate for a modest unit. Snap ADU estimated in October 2025 that a new 750 sq ft two-bedroom ADU rents for about $3,500. Treat that as a builder's figure, not a survey. Our ADU rental income guide walks through payback.
The County's free Plans B and C are about 85% complete, and the City of San Diego accepts County plans for a 30-day review. Our pre-approved ADU plans guide has the details.
